3：实地看房记

出发前。也和当地的一个华人经纪联系。希望他能提供一些次新房和代管的的信息。
先去三家作为观察名单的builder。结果全是sold out。

于是立即进入主题去看empire的楼盘。进去后。居然三个漏可以捡。一个townhouse(38万多)。两个独立屋（五十八万多）。

幸好出发前带啦支票。
一个FREEhold的townhouse　面积是1350 由于销售处已经把房子放在MLS上面所以必须在周日晚上统一接offer。可惜我不太清楚当地的实际价格。就和太太在那里转来转去。刚好有一家人（一对夫妇和四个小孩）人来。和那个人聊天。得知他在多伦多做police。于是和他具体聊天。他已经买啦三个房子。并得知以前的具体销售价格。觉得这townhouse和过去的价格比较，显然太贵。但是考虑最近的涨幅。又是不错的价格。于是决定下一个OFFER。得知有差不过三家有兴趣。而且有一家就是住在BRANTFORD的国人同胞。心中一凉。估计没有戏。我们下拉一个价格。比销售价格哆啦3千。同时开车去实地看看那个townhouse的具体位置。比较理想。周围就有三个学校。
要等到周一白天才能知道BUILDER 接收谁的报价。

1：和几个群有经验的前辈讨教后决定只看楼花和几年新的次新房。因为不可能远程管理。只能请当地的代管。因为房子不能太久。
2：虽然downtown的房子如果租给学生，从收益来说会很不错。但是无法亲历亲为。所以放弃
3：东边的房子看起来有点久。也放弃。
4： paris的房子价格比较高。放弃。通过网站查询知道到房子的大致价格
新的townhouse 大约30多万。新的独立屋大约50多万。于是心里就有底

只要交25K的deposit。年底就可以交房。时间还算比较充裕。
第二差不多每月补贴一点钱就可以持平。出租的市场还算可以。
缺点就是：
前面的owner已经挑选好各种颜色，不能更改。
需要找人远程管理。每年差不多一个月的房租。其它的维修费用另算。

一般新的townhouse大约是12到1500
新的独立屋大约是是1500 到1800.西边由于是新开发的。所以有不少的国人和印巴购买

周一接到销售人员的电话。被那位中国同胞抢走。以40万5千的价格。没有抢到也好。

当天下午和当地一个经纪交流并去看拉一个东边的独立房。价格才20多万。但是感觉太久。于是自己又去看看其它的open house。发现狮子大开口的不少。与一个例子。 2350SF的独立屋居然叫到61万5.我心里想到，你就等着傻鱼上钩吧。没过几天。那个list经纪打电话给我说降价到58万啦。很不错的价格。可惜。现在是GTA的卖盘大幅增加而买盘不怎么动啦。　我不会考虑。　多看看。　不动。　感觉是娶一个地方看房。　必须自己做足功课。就会知道是否会有捡漏的机会。　
EMPIRE 六月在BRANTFORD又有新的楼盘开。　需要的可以在它的网站上注册
